Aragon Closes 2025 with Record 18,611 Property Transactions

The real estate market in Aragón closed 2025 with a total of 18,611 sales, marking the highest level since 2008. This 13.2% year-on-year growth positions the region as an expanding market, driven by a rising population and favorable economic conditions.

Increase in transaction volume

During the fourth quarter of 2025, a total of 4,549 real estate transactions were completed in Aragón, remaining virtually stable compared to the previous quarter with a slight decrease of 0.3%, but showing a year-on-year growth of 2.8%. Used homes led the market with 3,701 sales, reflecting an increase of 1.6%, while new homes experienced a decline of 7.9% with 848 transactions.

Price evolution and driving factors

Housing prices in Aragón reached a historic high of 1,743 euros per square meter in the last quarter of 2025, representing a 3.4% increase compared to the previous quarter and a cumulative rise of 10.6% over the year. Used homes grew by 3% quarterly and 10% annually, while new homes increased by 2.4% quarterly and 12.4% annually. This price increase is attributed to strong demand driven by population growth and the formation of new households, alongside a limited supply of housing.

Mortgage financing and other segments

In the financing sector, 12,288 mortgages were formalized during the quarter, representing 66% of property sales, a decrease from 71.4% in the previous quarter. The annual volume of mortgage funds for housing exceeded 1.58 billion euros, with a year-on-year growth of 25.6%. The average interest rate for new mortgage loans fell to 2.76%, improving accessibility with a monthly mortgage payment of 603 euros.

Other market segments also showed dynamism. Commercial properties recorded 504 quarterly transactions, reaching a peak of 1,832 annual sales. Industrial warehouses had 217 transactions in the quarter, reflecting a year-on-year increase of 22.2%. Storage units and garages also showed activity, although with variations in their sales figures.

In conclusion, the real estate market in Aragón continues to exhibit strong dynamism, driven by demographic and economic factors, although it faces challenges related to the limited housing supply. Experts suggest that this trend may continue in the short term due to the imbalance between supply and demand.
