Residential property sales in Aragón increase by 20.6% and reach highest levels since 2007

The Aragonese real estate market recorded 4,658 transactions in the second quarter of 2025, consolidating a year-on-year increase of 20.6%, marking the second-best figure since the third quarter of 2007. The price of residential properties reached 1,636 euros per square meter, the highest level since the first quarter of 2012, with a quarterly increase of 1.8% and a year-on-year rate of 7.2%.

Favorable environment for demand
The expectation of rising prices and the support of mortgage financing, driven by the decline in interest rates, explain the strong performance of demand. The growth in the number of inhabitants, the formation of new households, the vigor of economic activity, and positive employment and wage data create a socioeconomic environment that positively impacts the real estate market.

Segment performance
The resale housing market registered 3,793 transactions, reflecting a quarterly increase of 1.6%, reaching the highest result since the third quarter of 2005. New housing accounted for 865 sales, experiencing a quarterly decrease of 21.9% but a year-on-year increase of 27.8%. Prices for new homes rose by 2.9% quarterly, while resale homes increased by 1.6%.

Mortgage financing and rental market

Increasing mortgages
The percentage of mortgages relative to sales stood at 60.7% in the second quarter, with a year-on-year growth of 21.3%. In the last twelve months, the number of housing mortgages reached 10,999 transactions, supported by the downward trend in interest rates.

Rental prices
The average offering price for rental housing in Aragón during June was 10 euros per square meter per month, reaching a new historical high with a quarterly increase of 1.5% and a year-on-year rise of 8.8%.

Other real estate assets

Industrial warehouses lead growth
Sales of warehouses recorded 210 transactions, very close to the highs since the first quarter of 2009, with a quarterly growth of 1.9% and a year-on-year increase of 24.0% over the last twelve months.

Mixed performance in other segments
Commercial premises totaled 417 transactions with a quarterly decrease of 12.2%, but maintained a year-on-year increase of 17.8%. Storage units recorded 570 sales with a quarterly drop of 11.8%, despite a 32.8% year-on-year growth. Parking spaces totaled 1,789 transactions, declining by 8.4% quarterly but up by 17.6% year-on-year.

The data was presented by Luis Fabra, director of the Chair in Real Estate Market at the University of Zaragoza, at the Xplora Space of Ibercaja. The event included representatives from Ibercaja, the College of Property Agents of Aragón, Grupo Plaza 14, Ingennus, and the College of Registrars of Aragón. The report is prepared in collaboration between these entities and the University of Zaragoza.
