Reental launches a $1.5 million project to transform Casa Anglada into four luxury residences

Casa Anglada, one of the historic properties in the old town of Benasque, is embarking on a new chapter in partnership with Reental. The company, specializing in tokenized real estate investment, has launched a project with a budget of €1.5 million to acquire, renovate, and subsequently market the building, which will be transformed into four luxury private residences.

The operation has been named Pirineos 1 (PIR-1) and concerns a property of 879 square meters located in the heart of the historic center of the Huesca municipality. According to information published by Reental, the project will combine the rehabilitation of the building with its division into four high-end apartments.

The choice of Benasque adds one of its main commercial arguments to the project. The town is located in one of the most established tourist destinations in the Aragonese Pyrenees and features activities that are not solely dependent on winter. The proximity to Cerler sustains much of the demand related to skiing, while throughout the rest of the year, the valley maintains significant activity related to mountain sports, hiking, cycling, and nature tourism.

For Reental, this combination allows for a discussion of a dual season. Its founder and CEO, Eric Sánchez, believes that Benasque has established itself among the favored mountain markets in Spain due to the coexistence of skiing in winter and nature activities in summer.

A Historic Property in the Center of Benasque

This operation also has a particularity compared to a conventional residential promotion. Casa Anglada is part of the historical heritage of Benasque and is linked to a noble family established in the town since the 16th century, according to documentation preserved in the Archives of Aragon.

The Aragonese Cultural Heritage Information System (SIPCA) dates the preserved structure to the 17th century. This reference allows for clarification regarding the characterization of Casa Anglada as a 16th-century palace that appears in some information about the operation: the family’s historical ties date back to that century, while the available heritage cataloging dates the building later.

The intervention will need to adapt this historic property into a high-end residential product. Reental plans to develop four private residences that will later be marketed, thereby incorporating a unique asset into the residential market of Benasque due to its location, size, and historic character.

Real Estate Investment Through Tokenization

Pirineos 1 also highlights the arrival of new real estate investment models in the Aragonese Pyrenees. Reental structures its projects through tokenization, a model that uses blockchain technology to digitally represent the economic participation of investors.

In this case, the company’s documentation defines the strategy as the acquisition, renovation, and subsequent sale of Casa Anglada. It is important to make this distinction because the project should not be interpreted simply as the creation of four apartments intended for tourist rental. The expected returns for participants are related to the development and subsequent exit of the real estate operation.

Reental outlines different return estimates for Pirineos 1 depending on the participation models offered on its platform, with targets ranging from 11% to 15%. These are projections made by the company and therefore do not constitute guaranteed returns.

The initially proposed cycle is twelve months and includes the possibility of an additional six-month extension. The effective progression of the project will depend on both the development of the renovations and the subsequent marketing of the residences.

The introduction of this investment model in Benasque is particularly significant due to the type of asset chosen. Real estate tokenization is typically associated with residential developments or assets intended to generate rental income, while Pirineos 1 combines financing through this system with the restoration and transformation of a historic property.

Thus, this operation introduces a new player to the real estate market of the Benasque Valley and proposes an intervention that merges heritage rehabilitation, high-end housing, and new investment models. The outcome will be assessed once the transformation of Casa Anglada is completed and the four residences are finally brought to market.
