Zaragoza Adds Over 1,100 Youth Spaces and Establishes a New Urban Residence Model

Three new residential complexes are preparing to open in Zaragoza, coinciding with the start of the academic year. Two will be aimed at students, while the third will cater to young workers. The addition of more than 1,100 new beds underscores the growth of a market attracting private investment and transforming the city’s youth accommodation landscape.

Zaragoza is set to begin the new academic year with a significant increase in its capacity to house students and young people. Three new residences are scheduled to open in September, collectively adding over 1,100 beds, a notable figure for a city that welcomes thousands of students from other areas each year while also facing challenges regarding housing access for its younger population.

The new facilities address two different needs. Two of the complexes will cater to the university market, while the third, Aloha Pirineos, proposes a model directed at young workers seeking independence. In both cases, a common trend emerges: buildings featuring private rooms or small studios complemented by ample shared spaces for work, exercise, or social interaction.

This transformation also has a real estate dimension. Two of the identified projects represent investments nearing 58 million euros, which includes approximately 18 million euros allocated for Aloha Pirineos and about 40 million euros related to Bravo Students Zaragoza.

The Actur area houses a significant portion of the new beds

One of the key openings will be Bravo Students Zaragoza, located on José Atarés Avenue in the Left Bank. The project occupies the site of the former headquarters of CEOE Aragón and consists of two eight-story buildings.

With a capacity of approximately 670 beds, it will be the largest student residence in Aragón. The project is backed by King Street Capital and Medinvest and represents an investment of around 40 million euros. Its location also provides public transport connections to various university areas in Zaragoza.

The accommodations will include both single and double rooms. The single rooms, measuring about 16 square meters, will feature a private bathroom and kitchen space, while the doubles will span approximately 22 square meters and also include a private bathroom and shared kitchen. Published prices currently start at 495 euros per month per person for double rooms.

The complex will also offer amenities such as a swimming pool, gym, study rooms, and other common spaces. Services such as Wi-Fi, utilities, weekly cleaning, and linen changes are included in the announced options by the residence.

Close by is another project set to open its doors this year. Aloha Pirineos is located on Pirineos Avenue, next to the Santiago Bridge, on a public plot granted under a long-term lease. Its concept is distinct because it is not designed exclusively as a university residence.

Aloha Pirineos and accommodation for young workers

Aloha Pirineos targets individuals under 30 years old, particularly those who have completed their studies and are in the early stages of their professional careers. The project will offer 336 affordable rental studios and an estimated private investment of 18 million euros.

The studios are approximately 16 square meters in size and will include a bathroom, bed, wardrobe, table, and cooking space. The project was conceived with rents around 400 euros per month, though the final access conditions should be verified during the current marketing phase.

The building will feature a library, coworking areas, gym, café, laundry, terraces, and various communal spaces. It will also include a cinema room and areas for work and community living distributed across the complex’s buildings.

Zaragoza attracts investment in residences

The openings are not an isolated phenomenon. The city already has private operators and residences with varying characteristics and continues to attract new projects. One is planned next to the Military Hospital and the Regional Center for Theological Studies of Aragón, near the San Francisco campus.

The future residence will feature an additional 400 beds and entails an estimated investment of 10.5 million euros. Its opening is slated for the 2027-2028 academic year, so it will not be part of the three facilities that commence operations this September.

The market’s growth illustrates the appeal Zaragoza is garnering among operators specializing in student housing. The presence of several campuses, the influx of students from other provinces and countries, and costs still lower than those in Madrid or Barcelona create favorable conditions for the development of this type of real estate asset.

Simultaneously, private expansion coexists with public and social housing solutions. Zaragoza Vivienda and the University of Zaragoza maintain programs aimed at providing affordable rooms to students, while the Government of Aragón also operates youth residences through public allocation processes.

The arrival of more than 1,100 beds significantly enhances youth accommodation options in the city. However, it also reflects a deeper change: residences are beginning to be seen not merely as places to sleep during university years but as specific real estate products, complete with services, communal spaces, and various options catering to both students and young professionals starting their careers.
